    • An EICR certificate (Electrical Inspection Condition Report) via an electrician who is NICEIC or Select or

    • Installation of complaint mains wired/interconnected smoke detectors in all hallways, lounge and a heat sensor in the kitchen via an approved electrician
    • Installation of a compliant carbon monoxide alarm where there is gas in a property via an approved contractor
  • Safe Deposits Scotland

    Safe Deposits Scotland is Scotland’s leading tenancy deposit scheme, which has attracted approximately 60% of the market. They aim to help make compliance with deposit regulations as quick and easy as possible.

    A landlord may face a penalty via the ‘Housing and Property Chamber First-tier Tribunal for Scotland’ (https://www.housingandpropertychamber.scot/) if they (or their agent) do not protect a deposit or provide the necessary key information to their tenants. The First-tier Tribunal may order a landlord to pay the tenant up to three times the amount of the deposit.
